This is list of some of the basic things that we all need to know. Many of these are old hat to you, but someone new to our community would like to know them.

Management: Our Condominium is managed by volunteer board members, with contracted support services from Heritage Property Management. We are always looking for additional help in carrying out this function. Lists of officers and committee chairs appear in many documents distributed throughout the year and on this web site.

All residents have agreed at the time they bought or moved in to abide by the Declaration of Condominium and the By-Laws of the Association. In addition to these we have Architectural Standards and Gardening Guidelines established that define the boundaries to stay compliant with the Declaration and By-Laws. Copies of all these documents can be obtained by contacting the Secretary of the Association or from this web site.

Requests for services, complaints and compliments to the Association board members and committee chairs should be made in writing. Feel free to write to any official. Email communication is preferred and email addresses are provided on the Contacts page. However, notes may also be placed in the green mailbox in front of the pool house.  The box is checked regularly by all members of the Board of Directors and Committee Chairs.

Parking: There are no assigned parking spaces. Please respect those who need handicapped spaces. Guests should be asked to park in the spaces furthest from the units, which are usually in the islands within the cul-de-sac.

Trash and Recycling:
Trash and Recycling pickup is Thursday morning.
The city's chosen contractor, Arrow Sanitation, will collect the trash from the lattice garbage areas at each end of the building. Trash does not go on the curbs at any time. 

Units share the green trash bins and blue recycling bins at each end of their building. All trash must be bagged - no loose dog waste bags in the cans!

Please fill one trash bin and one recycling bin to the top before starting the 2nd bins.

Glass Recycling (sorted by color) is accepted at C.H.A.R.M. on South Columbia drive (by Hal's) and at the DeKalb Farmers Market recycling area.

Recycling Guidliness: Arrow Waste will only collect materials that fit within or on top of the recycling bin. Please note that Arrow Waste will only service containers with their logos. 

Arrow Recycling - Accepted Items:

  • All aluminum items
  • All cardboard items (please flatten all boxes)
  • All paper products
  • All plastic containers labeled 1-5; 7
    • Plastics are marked with a number in a triangle, usually on the bottom of the container.
    • Most household plastics fall into this category.

Items Not Accepted

  • Styrofoam products
  • Any item contaminated with waste, including food, grease, paint, etc. 
  • Glass
  • Plastic shopping bags, including dry cleaning and other types of plastic bags. 

Ensure items will be recycled by preparing them properly:

  • Wash items clean to ensure no trace of food waste is on the recyclables.
  • There is no need to separate your recyclables.
  • Place all recycling items in or on top of the bin. Items outside the bin will be treated as trash. 
  • Plastic bags or garbage bags should never be included or used to contain recyclables.
  • Return used tires to the dealer.

 

Special Pickup Requests of Bulk Items (appliances, bed frames, mattresss, etc)

Special pickup requests for items that cannot fit within the trash receptacle must be scheduled with Arrow Waste Customer Service at 770-441-3037. Pickups will occur on the same day as sanitation pickup but must be scheduled at least 24 hours in advance. Bulk Items include furniture, such as sofas, chairs, tables, carpets, and other large items that cannot reasonably be placed in a 95-gallon rollout cart. The cost for special pickup is $16.12.

  • All items must be placed at the curb. 
  • Building materials, stumps, dirt, rocks, concrete products, automobile bodies and parts (including tires), paint, oil, other liquids and feces will not be picked up by the city. 
  • Refrigerator doors must be removed. 

Utilities: Water is included with your Association fee. Residents must arrange all other utilities for the unit.

Pool and Tennis: Each unit is given an electronic key fob that will allow you access to these facilities. The use of these facilities is limited to residents and accompanied guests, no more than four (4) guests at a time. All people under the age of 14 must have a parent or guardian present when using the pool. Additional pool rules are posted at the facility.

Pool/Tennis Court Fobs are managed by Heritage Property Management.
The first fob for a unit is free, but replacements or additional fobs cost $50 (in 2023).

To request a pool fob or to report a lost pool fob:

  1. Login to the Vantaca Homeowner Portal
  2. Click on Dashboard
  3. Scroll down till you see the button that says "Submit a New Request". Click the button.
  4. Select "Gates and Building Access"
  5. Write your request for a key fob and/or report the lost fob.
  6. Press Submit, and Heritage will mail you a fob or deactivate the lost fob or both, depending on your request.
